Best Locations for GCC Office Space in Bangalore in 2026: ORR, Whitefield, Electronic City & More

Bangalore has been at the centre of India’s Global Capability Centre (GCC) growth for years, and Citadel Propcon Pvt. Ltd. continues to see location as one of the most important decisions for companies setting up or expanding their operations in the city. A GCC that begins with a few hundred employees can grow considerably over the next three to five years. The office location therefore has to work not only for the current team, but also for hiring, commuting, expansion and long-term operating costs.

The demand numbers underline just how important the city remains. Bangalore recorded around 5.6 million sq. ft. of gross office leasing in Q2 2026, with GCCs accounting for 52% of the quarter’s leasing activity. Outer Ring Road and Peripheral East recorded the strongest office activity during the period.

For companies searching for office space in Bangalore, these are some of the locations worth considering in 2026.

Outer Ring Road: The Established GCC Corridor

For a large GCC requirement, Outer Ring Road (ORR) is often one of the first locations considered. The stretch connecting Bellandur, Kadubeesanahalli, Marathahalli and the Sarjapur junction has developed into one of Bangalore’s largest corporate office corridors.

It already offers much of what multinational companies look for: Grade A technology parks, large floor plates, hotels, residential developments and access to an established technology workforce.

ORR’s importance is also visible in GCC leasing data. Bangalore’s Outer Ring Road is one of India’s most prominent GCC micro-markets. Colliers’ 2026 GCC research also places Whitefield, SBD 1 and North Bangalore among the country’s important GCC office clusters.

The challenge is familiar: traffic. For a company considering ORR, employee commute patterns should be reviewed alongside building quality, availability and rental costs. An excellent building can still become the wrong workplace if a large part of the team faces an impractical daily journey.

Whitefield: Strong for Technology and Digital Teams

Whitefield has matured into a complete commercial district rather than simply an IT suburb. ITPL, Brookfield, Kadugodi, Varthur and surrounding locations give businesses access to established technology parks as well as a substantial residential catchment.

This makes office space for rent in Whitefield particularly relevant for technology, product development, analytics, engineering and digital-focused GCCs.

Whitefield also offers considerable choice in the type of workplace available. A company can begin with a managed or flexible office and later move into a larger conventional setup as the team grows.

Location is also a convenient place for firms that have workers recruited from the East Bangalore area, who may not be required to travel across the city. Firms considering renting office spaces in Whitefield should not ignore the metro station facility, road connectivity, building construction, and future growth plans in taking their decisions.

Electronics City: An Ideal Choice for Greater Requirements

Electronic City remains an important location for companies that require substantial workspace without necessarily paying the premium associated with some eastern Bangalore office corridors.

Micro-market has been a part of technology and engineering industries for a long time and is known to provide both, the campus developments and traditional offices as well as managed workspaces. Businesses analyzing office spaces in Electronic City need to go past just rental rates and evaluate different properties available at Phase 1, Phase 2 and even along Hosur Road.

Electronic City becomes particularly suited for technology operations, engineering centers, product units, supporting teams, and GCCs whose employees are located all around South Bangalore.

Its main consideration is workforce geography. If a large proportion of employees live around Whitefield, North Bangalore or ORR, the commute may be less practical. When the workforce is concentrated across South Bangalore, however, office space in Electronic City can become a much stronger option from both an operational and cost perspective.

North Bangalore: Worth Considering for Long-Term Expansion

North Bangalore has steadily moved into the GCC conversation. Hebbal, Bellary Road, Thanisandra, Hennur and Yelahanka now form a sizable commercial corridor supported by new Grade A developments and proximity to Kempegowda International Airport.

North Bangalore is among the city’s key GCC micro-markets, alongside ORR, Whitefield and SBD 1.

The area can be attractive for GCCs planning for long-term growth, particularly businesses with international leadership teams, regular overseas travel or a requirement for newer large-format developments.

It may not yet have the same concentration of technology occupiers as ORR or Whitefield, but companies planning several years ahead should include North Bangalore in their location assessment.

Central and Secondary Business Districts: Better for Smaller Specialist Teams

Large technology campuses are not the only GCC model. Some companies are establishing smaller centres focused on leadership, artificial intelligence, research, analytics, consulting or specialist product functions.

For these teams, locations such as Indiranagar, Koramangala, CV Raman Nagar, Old Airport Road and Old Madras Road can be attractive.

Several of these areas fall within Bangalore’s SBD 1 GCC micro-market, which Colliers identifies as one of the country’s significant GCC clusters.

These locations can provide easier access to central residential neighbourhoods, restaurants, hotels and Bangalore’s wider startup ecosystem. However, businesses requiring very large contiguous floor plates may find more options in peripheral technology corridors.

Bangalore’s GCC Market Is Still Growing

The wider office market gives companies another reason to plan location decisions carefully, with 10.3 million sq. ft. of gross office leasing in Bangalore during H1 2026, while the city recorded approximately 5.36 million sq. ft. of GCC leasing, the highest among the Indian markets tracked in the study.

CBRE separately reported that Bangalore led Indian office leasing in Q2 2026 with a 27% share of nationwide office take-up, another indication of the depth of occupier demand in the city.

Choosing the Right GCC Office Location

There is no single Bangalore location that works for every GCC. ORR might be more suitable for a larger tech organization; Whitefield can be more appropriate for East Bangalore talent, Electronic City can be ideal in terms of economics for a South Bangalore workforce, and North Bangalore could provide more flexibility for further growth.

Prior to choosing the office, companies need to compare their employee locations, hiring strategy, expansion needs, availability of floors, accessibility by transportation, building criteria, sustainability, and total cost of occupancy.

When evaluating office spaces in Bangalore, businesses must start with thinking about their workforces and operational models first and then move on to particular properties.

Citadel Propcon Pvt. Ltd. assists businesses in evaluating office spaces in Bangalore with regards to their workforces, location, budget, and future expansion plans. Instead of starting with the list of buildings only, the process has to include thinking about where the business is headed, how fast its workforces will grow, and what the workplace has to do to facilitate that.
